General conditions of use

CONTRACT

The contract is governed by the status of furnished tourist rental. All contracts are for temporary residence only, and may not be used as a primary or secondary residence, or for commercial or professional purposes, unless agreed with the owners.

Any suspicion of illegal activities or activities harmful to the neighborhood as a whole may lead to cancellation of the stay by decision of the owners. In this case, any sums previously paid will not be reimbursed.

DURATION

The rental contract drawn up in advance of the stay will be authoritative with regard to the pre-determined duration of the stay. At the end of the stay, the tenant may not in any case demand to keep possession of the premises if the duration of the contract has expired.

Arrival and departure times are indicated in the contract. Final times will be decided by the owner and confirmed by email.

ARRIVAL AND DEPARTURE CONDITIONS

Arrival and departure times are indicated in the contract drawn up prior to the rental. Check-in time is from 2pm and check-out time is 12pm on weekdays and 5pm on Sundays. It is possible to agree on different times during the exchange with the owners. Confirmation will then be sent by e-mail.

The accommodation is rented fully furnished (bedding, appliances, furniture, etc.) with all items clean and in good condition at the start of your stay. Any items broken or damaged during the stay will be reimbursed by the tenant at the end of the stay (part of the deposit will be deducted - details available later in the document).

The tenant may, within 5 hours of arrival, report any problem with an appliance or furniture provided in the accommodation. Any complaints made after the first 5 hours will no longer be accepted.

On departure, the tenant undertakes to report any problem that has occurred during his stay (damage, breakage, etc.) and the deposit will then be recalculated and refunded in full or in part.

Cleaning of the premises during normal use is included in the rental price. If abnormal use of the premises causes exceptional cleaning costs, these will be billed to the tenant.

It is strictly forbidden to smoke in the premises, whether conventional or electronic cigarettes. If the smell of tobacco is detected, the tenant will be charged €500 (deducted from the security deposit).

DEPOSIT

A deposit of €1,500 is required before arrival.
At the end of the stay, the deposit is returned in full or in part to the tenant, depending on the inventory of fixtures. The owner undertakes to return this deposit no later than seven days after the tenant has returned the accommodation. If the deposit is made by cheque, it may be returned or destroyed.
In the event of damage or breakage to the premises during the stay, the owner will replace or clean the damaged items and undertakes to provide proof of the amount withheld from the security deposit. If the amount of the deposit is insufficient, the tenant agrees to pay the difference on the basis of invoices provided by the owner.

The following will result in all or part of the deposit being forfeited:
- Damage to the property ..... to be defined on quotation

- Non-compliance with terms and conditions or rental contract (additional guests, animals, etc.)...... to be defined according to the offence.

USE OF THE PREMISES

The tenant undertakes to use the rental in a peaceful and reasonable manner and to make good use of it, in accordance with the intended purpose of the premises. He/she also undertakes to preserve the peace and quiet of the neighborhood and to occupy the premises only with the number of persons stipulated in the contract.
The tenant undertakes to read the house rules (available in the house on arrival) and to respect them.
Under no circumstances may the rental agreed between the parties to the present contract be transferred, even partially, to third parties, whether individuals or legal entities, without the written agreement of the owner. Any breach of this last paragraph may result in the immediate termination of the rental agreement to the detriment of the tenant, with the proceeds of the rental agreement remaining the property of the owner.
The tenant may not object to a visit to the premises when requested by the owner or his representative.
The tenant must respect the decibel threshold set at 75 decibels outdoors. If this threshold is exceeded, you will initially be alerted to the fact that you are not complying with the GTCs, in order to bring you back into line. If the situation persists, the police may be called in to put a stop to the noise and ensure the peace and quiet of the neighborhood. If the owner or a third party is called to warn the occupants to reduce the noise level, part of the deposit will be forfeited.

NUMBER OF OCCUPANTS

The number of people present in the rental property may not exceed the number indicated when the contract was signed. In the event of non-compliance, the rental will be cancelled and the price of the stay will be charged to the tenant.
The tenant also undertakes to inform the owner in advance of the arrival of any third parties on the premises.

PETS

Pets are accepted subject to acceptance at the time of booking. For reasons of hygiene, pets may not be brought into the premises, nor may they be allowed on the bedsprings or sofas.
Excrement must be collected before the tenant leaves. In the event of non-compliance, the owner may withhold €100 from the security deposit.
The owners decline all responsibility for any illness or injury caused by the presence of animals.
NAC are excluded and totally forbidden in the rental.

INSURANCE

The tenant undertakes to be insured against rental risks and personal injury, and to hold civil liability insurance covering the risk of holidaying. He will be held responsible for all damage and deterioration occurring during the stay. Failure to take out insurance, in the event of a claim, will give rise to damages and interest.

LIABILITY

The owner cannot be held responsible for damage to or theft of personal belongings in the accommodation or outside areas.
The owner cannot be held responsible for any force majeure or nuisance that disrupts, interrupts or prevents the stay.
Minors under 18 years of age are under the sole and complete responsibility of their parents for the duration of their stay.

CANCELLATION

By the tenant

Modification: If the tenant wishes to modify his/her reservation, once it has been confirmed, the owner will do his/her best to accommodate him/her. Should this prove impossible, the tenant may request cancellation of the booking, which will be subject to the cancellation conditions set out below.
Cancellation prior to arrival: all cancellations must be notified to the owner by registered letter or e-mail with acknowledgement of receipt.
- Cancellation more than 30 days before arrival: the deposit will be retained by the owner.
- Cancellation less than 30 days before the start of the stay: the deposit and balance are retained.
If the tenant does not show up within 24 hours of the specified arrival date, the contract becomes null and void and the owner may dispose of the premises. The deposit and balance remain the property of the owner, and no refund will be made.
If the stay is shortened, the rental price is retained by the owner. No refunds will be made, except for the security deposit.
It is advisable to take out cancellation insurance with your insurance company, in order to be covered against cancellations or interruptions to your stay.

By the owner

The owner pays the tenant the full amount paid in advance. The tenant is not entitled to any compensation.

COMPLAINTS AND DISPUTES

Any complaint that may arise during the tenant's stay must be reported immediately to the owner or his representative so that the problem can be resolved as quickly as possible. The tenant will not be entitled to claim any compensation in the event of urgent repairs to be carried out inside the accommodation during his or her stay.
If the complaint relates to the condition of the rental property, it must be made in writing within 5 hours of arrival. The owner and tenant should endeavor to reach an amicable settlement. For other disputes, the tenant may refer the matter to a representative body without any time limit. Any claim relating to the rental will be dealt with by the competent court.

RESERVATION

To begin with, please check availability for the dates you require. If the desired period is available, follow the procedure below to book online:
- Click on the day of arrival, then specify the number of nights and people.
- Indicate your chosen options
- Fill in your contact details
- Confirm acceptance of the General Rental Conditions

Pay deposit :
- Secure payment by credit card or bank transfer.
- The amount is 50% more than 30 days before the rental date, 100% less than 30 days.
- Receipt of a confirmation e-mail with the contract, to be returned dated and signed by e-mail within 7 days.
- The reservation becomes final upon receipt of the rental contract and payment. After 3 days, the owner reserves the right to release the accommodation.
- 1 month before rental: payment of the balance is required, as well as proof of insurance.
- Approximately 1 week before rental: a message is sent to the tenant to inform him of his arrival times.

PRICES

The price list and minimum length of stay are available on the website.
The owner reserves the right to change prices at any time. Stays are invoiced on the basis of the rates in force at the time of booking. Prices include all taxes and are expressed in Euros. All orders, whatever their origin, are payable in Euros.

The price includes :
- cleaning before and after rental
- water supply
- electricity

The price does not include :
- Cleaning during your stay: which will be billed at 25€/hour.
- Additional cleaning at the end of the stay, beyond the hours included in the cleaning package, will be billed at 25€/hour. This applies if the rental is returned in poor condition.
- Change of linen during stay: 12€/person.

Discounts: offers cannot be combined unless otherwise specified.
